The 2026 HOA Approval Guide
for Impact Doors & Windows

Living in a governed community in South Florida has its perks, but dealing with the Architectural Review Board (ARB) when you want to upgrade your home is rarely one of them. For impact windows and doors, HOAs enforce incredibly strict visual guidelines to maintain neighborhood uniformity.

The Golden Rule: Visual Conformity

The fundamental rule for HOA approval is simple: your new impact windows and doors must look exactly like the old ones from the street. The community's aesthetic must not be disrupted.

This requirement dictates the materials, colors, and styles you are permitted to purchase. If your current windows have a specific grid pattern, your new impact windows must replicate it flawlessly.

Common HOA Sticking Points

1. Frame Colors

Most communities mandate specific frame colors—typically White, Bronze, or Silver/Clear Anodized. If you currently have bronze aluminum frames, the HOA will likely require your new impact windows to also have bronze frames. Switching from bronze to white requires special approval, which is rarely granted unless the entire community is undergoing an aesthetic shift.

2. Muntins (Grid Patterns)

Muntins are the grid lines that divide a window into smaller panes. HOAs are fanatical about muntins. You must match:

  • The Pattern: E.g., a 6-over-6 colonial pattern or a specialized Brittany pattern.
  • The Style: Whether the grids are inside the glass (GBG), applied to the outside (SDL), or true divided lites.

3. Glass Tints and Coatings

While you might want a heavy reflective tint to block the sun, HOAs usually prohibit highly mirrored or heavily tinted glass. Clear or light gray/bronze tints are standard. Fortunately, modern Low-E coatings block heat without changing the visual appearance of the glass, allowing you to get maximum energy efficiency while keeping the HOA happy.

4. Front Entry Doors

Replacing a solid wood door with a modern glass pivot door might look incredible, but it will almost certainly be rejected by a strict HOA if it doesn't match the community's architectural style (e.g., Mediterranean Revival). Always check the approved style manual before falling in love with a door design.

How to Ensure Fast Approval

The key to getting approved on the first try is providing an exhaustively detailed submission packet. An incomplete packet is the #1 reason for delays. Your packet must include:

  • A completed ARB/ARC application form.
  • Full product brochures indicating the exact style and color chosen.
  • The official Miami-Dade Notice of Acceptance (NOA) or Florida Product Approval documents.
  • Detailed contractor licensing and insurance certificates.
  • A property survey showing where the installations will occur.
