The State of Florida has recently injected hundreds of millions of dollars into the My Safe Florida Home program, providing eligible homeowners with up to $10,000 in matching grants to harden their homes against hurricanes. Upgrading to impact windows and doors is one of the primary ways to utilize these funds.
What is the My Safe Florida Home Program?
Created by the Florida Legislature, the My Safe FL Home (MSFH) program is designed to help Floridians reduce their vulnerability to hurricanes and lower their property insurance premiums. The program provides free wind mitigation inspections and matching grants for home hardening improvements.
How the Matching Grant Works
The state provides $2 for every $1 you spend on eligible upgrades, up to a maximum grant contribution of $10,000.
- If you spend $15,000 on impact windows, the state pays $10,000, and you pay $5,000.
- If you spend $9,000, the state pays $6,000, and you pay $3,000.
Low-income homeowners (as defined by state thresholds) may be eligible for a full $10,000 grant without the matching requirement.
Eligibility Requirements
To qualify for the grant, you must meet the following criteria:
- Location: The home must be located in Florida. (Homes in the Wind-Borne Debris Region, which includes all of South Florida, are prioritized).
- Property Type: Must be a site-built, single-family residential home or townhouse. (Condos and mobile homes are currently excluded).
- Homestead Exemption: You must have a granted homestead exemption on the property.
- Insured Value: The home's insured value cannot exceed $700,000 (though legislative changes frequently adjust this cap).
- Building Permit: The initial building permit for the home must have been issued prior to January 1, 2008.
Step-by-Step Application Process
Step 1: Apply for the Free Inspection
Before you can get a grant, you must get an initial wind mitigation inspection through the program. Go to the official MSFH portal and apply. An inspector will evaluate your roof, windows, and doors to recommend improvements.
Step 2: Apply for the Grant
Once the inspection report is uploaded to your portal, you can apply for the grant. Because funding is limited and dispersed in tranches, it is crucial to apply the moment the application window opens.
Step 3: Choose an Approved Contractor
You cannot use just any contractor. The work must be performed by a contractor who is officially approved and registered with the MSFH program. Florida Windows & Glass is a proud, approved contractor for this program.
Step 4: Final Inspection and Reimbursement
After we install your new impact windows and doors and the city passes the final permit inspection, the MSFH program will send a final inspector to verify the work. Once verified, you submit your final documentation to receive your reimbursement check.
